In Queensland, nothing in a standard contract obliges the seller to leave it clean. Move-in cleaning is how you fix that before a single box comes through the door: inside every cupboard, drawer and wardrobe, and every surface the previous occupants touched.
Most buyers assume the keys come with a clean house. Under a standard REIQ contract, there is no obligation on the seller to clean the property before settlement. Plenty of sellers leave it in good order anyway. Some do not, and that is the part worth understanding before your pre-settlement inspection.
Unless a special condition was written in before signing, the standard contract does not require the seller to clean, mow or tidy. Very few buyers ask for that clause, and by settlement it is too late to add it.
Buyers often assume they can hold off settlement or ask for money back over the state of the property. In most cases neither is available, because the seller can still hand over vacant possession of a home that needs a clean.
Substantial rubbish and belongings do have to be removed. Anything still there at settlement is generally treated as abandoned, which means it becomes yours to deal with, along with the cost of doing it.
Which is why most buyers end up handling it themselves. The cheapest and fastest moment to do that is while the house is still empty, before a single box comes through the door. Once the furniture is in, the same clean costs more, takes longer, and never reaches as far.

Settlement is a date, not a time. Keys are usually released through the agent once funds have changed hands, which is often well into the day. Plan the clean around when you can actually get in, not around the calendar square.

A clean around furniture works on what's visible. In a vacant property there is nothing to work around, so the team gets to the places that only get cleaned once every few years, and you're the one who benefits, because you're the one moving in after.

Yes. Cleaning a property after tradies have finished is a common move-in booking, and the same checklist applies.
Tell us at booking if there is construction dust, paint residue or debris, because that changes how much time the property needs. If the condition goes beyond what the booked service allows, we contact you before starting rather than after.

Some conditions are not correctable through cleaning alone, such as mould embedded in silicone, heat-baked marks, oxidation and permanent staining. When we find those, we tell you rather than charging for time that will not change the result.
